Sign 1: The Roof Is More Than 15 Years Old

Sign 2: Visible Blistering or Bubbling on the Surface

As the surface heats during the day, the trapped moisture expands. The resulting bubbles look harmless but represent delamination of the felt from the surface below. Some drainage of rainwater from a flat roof takes time — this is normal. Ponding is different: it is standing water that remains for more than 48 hours after rainfall. Persistent ponding indicates the roof surface has deflected or the drainage falls are no longer correct. Standing water adds structural load, keeps the surface permanently wet and accelerates the degradation of any remaining waterproof surface.
Sign 4: Cracks or Splits at the Edges and Upstands
The most common failure points on a flat roof are not in the main field of the roof but at the edges: where the felt meets the upstand walls, where it turns over the fascia, and where it is dressed around any penetrations. These edges are subject to thermal movement, UV exposure and physical stress. Once cracking begins at an upstand, water infiltration is occurring even if no internal leak is visible yet.

By the time a damp patch appears on a ceiling below a flat roof, a significant amount of water has already been absorbed by the roof build-up.
